Scope of Work

By accepting to perform work for Cannon Homes, LLC, the Subcontractor acknowledged that any and all work performed and submitted for payment must be a part of the original scope of work. ALL WORK PERFORMED OUTSIDE OF THE ORIGINAL SCOPE OF WORK MUST BE APPROVED BY THE PROJECT MANAGER AND BE AN APPROVED CHANGE ORDER

Licenses

I agree to keep all necessary trade licenses active and up-to-date.

Building Code Standards

I agree to follow all building code requirements of the local municipality of each project. I agree that I am responsible for pulling any required permits for my trade. I also agree that failed inspections will result in back-charging for re-inspection fees and I will correct any deficiencies at no extra charge to the Contractor.

Jobsite Cleanliness - Clean Up Fee

Job sites are to be kept clean of trash, bottles, cigarette butts, etc. All contractors failing to do so will be back-charged a clean-up fee (minimum $50).

Jobsite Cleanliness

Subcontractor shall at its own cost and expense, clean and remove any trash from work area before leaving each day. Any soiling, staining, mortar, plaster, concrete, or dirt caused by the Subcontractor, will need to be made good by the Subcontractor.

Drug and Alcohol Policy

Subcontractors will not use drugs on or off the job site. Alcohol or the smell of alcohol on the job site will NOT be tolerated. Anyone showing signs of drug use or on-the-job alcohol use will be released from their subcontract duties immediately. This includes leaving drug paraphernalia or alcohol cans or bottles on the jobsite.

Smoking, Tobacco & Vaping Policy

All Cannon Homes, LLC jobsites are non-smoking. You are permitted to smoke at the street, this includes vaping. Any cigarette butts found will incur a clean-up fee of $5 per cigarette butt. Dipping or spitting of tobacco products is not permitted on any jobsites. You are permitted to use tobacco products at the street. The policy also does not allow usage of any of the above mentioned areas in the Contractor furnished Porta-Potty.

Porta-Potty Policy

I agree to refrain from drawing, writing or otherwise damaging the porta-potty provided by Janacek Remodeling. Disposal of trash inside the porta-potty is also prohibited. Repeated violations will be grounds for termination of this agreement.

Safety Policy

Subcontractors will be required to wear safety equipment when required by OSHA standards.

Guarantee Work for 1 year

Subcontractor agrees that its work is guaranteed one (1) year from the substantial completion date by the CONTRACTOR

Work Quality Expectations

I agree to follow all quality standards as outlined by Cannon Homes, LLC, both written and spoken. I will hold myself accountable to following the Expectations of my work in alignment with the Quality and Values held by Cannon Homes, LLC and will at my own expense remedy any deviations or inconsistencies that stray from quality standards set forth by Cannon Homes, LLC.

Subcontractor Billing

Invoices may be turned in by uploading a PDF file to the Subcontractor Invoice Page on or before Thursday of each week by 4:30 pm, to be paid on the following Friday (7 days). Invoices turned in AFTER This Deadline will be paid the next Friday (14 days).

Invoice must include:

1 Date

2 Company Name

3 Job Name

4 Job Address

5 Detailed description of the work performed.

Progress payments are acceptable.

Invoices must be turned in by subcontractors within 10 business days of completion of job. Any invoices turned in after 10 business days after work completion will NOT be paid by Cannon Homes, LLC.

General Liability & Workers Compensation Insurance must be current to receive payment for invoices.

I agree to the Subcontractor Agreement.

Signature - By signing below, the subcontractor understands that it is their responsibility to provide Cannon Homes, LLC with original and current certificates and that by NOT doing so will result in non-payment. I agree to follow all of the above requirements and that all information provided is correct and accurate.
